QUINN APARTMENTS

Quinn is a medium density residential development of approximately 2.36 FSR in a six-storey wood-frame building form. The intent of the development is to provide 174 units of market housing and amenities, with a mix of homes ranging from studios to 2 bedroom family units. The project is located on the East side of 134 Street, in a quiet residential area just steps away from King George Boulevard and directly north of Queen Elizabeth Meadows Park.

The proposed building form follows the L-shaped land assembly and it is split in two buildings due to existing grading and massing reasons. The building has to negotiate a full storey grade difference across the site. This has created challenges with connecting the two buildings and sharing amenities but at the same time created an opportunity for a vertical marker to help distinguish the two building wings from each other and to break up what is an approximately 79m North façade. Two common lobbies are located at the corner of 134 Street and the proposed green lane for the West wing, and at the West end of the 94A Avenue frontage. Parking access is provided at the centre of the site, along the proposed green lane, to minimize the impact to adjacent homes and to provide for flexibility of vehicular movement. The 6th level is stepped back along the street interfaces from the lower levels to reduce height differentiation within the existing neighbourhood. Significant road and lane dedications are being provided, including a multi-use pathway on the East edge of the property, with half of the required 8.0m ROW being provided by the application.

Within the development, residents will have access to a substantial amenities offering options for wellness and entertaining. An outdoor courtyard and terrace area creates a space for barbecues and comes complete with a fire pit and lounge. Those with a green thumb will enjoy the private garden plots, while pet owners will appreciate the fenced pet area. Other amenities include a party room, well-equipped fitness centre, and a children’s play area.

The development is located in the outer edge of the Medical District within the City Centre Plan, part of an evolving neighbourhood that is well suited to the City of Surrey’s plan to create more sustainable communities and is well situated for pedestrian access to Queen Elizabeth Meadows Park, QE Secondary school and Surrey Memorial Hospital.
