AXIR – RENTAL APARTMENTS
The proposed development is intended to support the City of North Vancouver’s goal to provide an increased supply of rental housing in locations that can benefit from existing transit corridors while contributing to the development of vibrant and sustainable neighbourhoods.
The proposal includes 64 units of market rental housing, with a mix of homes ranging from studios to 3-bedroom and a rooftop outdoor amenity space to encourage social interaction.
In respect to the sensitivity of neighbours to a sixth storey massing, the proposal is a five-storey wood frame building, over two levels of underground parking. The building follows a simple, modern, familiar to North Vancouver West Coast vernacular that is consistent with existing residential buildings and will blend harmoniously with the neighbourhood. The massing is articulated through the use of materials as well as with large balconies with screen elements.
The vertical screens on the 2nd-4th floors in addition to being an architectural feature offer the residents privacy, provide sun shading and reduce overlooking to the adjacent developments.
The masonry wall that extends above the entrance signifies the prominent façade and orients residents and visitors to the entrance as they approach the building along Lonsdale Ave.
The BC Energy Step Code, Step 3 compliance path will be implemented for the development.
This development is intended to contribute to the Upper Lonsdale neighbourhood by offering mid-market rental housing within an amenity-rich, walkable neighbourhood. Construction of the proposed building will also include extensive public realm and infrastructure upgrades along Lonsdale Avenue and East 26th Street frontages. Pedestrian-oriented measures are required in the rear lane that together with a pathway along the south property serves as a community connection to Lonsdale Avenue.
