Currently in preconstruction, this proposed mixed-use development is located at the northwest corner of East Broadway and St. Georges Street in East Vancouver.
4 storey, low-rise massing follows existing C2C zoning building form and responds to the scale of the street context contributing to the streetscape and the existing homes along St Georges.
The design offers both a significant at grade commercial presence along the street and at the same time, provides variety of residential units and amenities. Along Broadway, to activate the pedestrian realm, a 27 foot wide building break creates a plaza with commercial elevator access to underground parking.
The upper residential floors are designed with 2 ft setback as a ‘street-wall’ at the property line to reinforce and define the edge of the street. The building break as a recess at upper levels articulates the massing into two individual blocks with different material and colour palette, interrupting the uniform rhythm of windows and balconies and creating a different urban expression at the corner of St. Georges and Broadway.

The project will offer 91 units, with a range of sizes from those in demand by families, including 7 townhomes to smaller size apartments with unique floor plans and design features that optimize liveability. These smaller size apartments are intended to provide housing options that address the housing affordability concerns in Vancouver.
