BELLE ISLE NORTH TOWHOMES1982-1990 Belle Isle Place, 1951-1987 Glenaire, North Vancouver
The project site is located immediately north of Integra’s Belle Isle Park townhomes, currently under construction, in the now developing area of the Lions Gate Neighbourhood. The development takes into consideration the overall surrounding developments that are contributing to the revitalization of the neighbourhood.
The community consists of 37 three-storey stacked townhouses oriented around several internal, landscaped courtyards with walkways that link to adjacent recreational areas. The project allows for future linkages to neighbouring developments, to the redeveloping Belle Isle Park to the South, and to the community facilities proposed beyond, in the Lions Gate Village centre.
The buildings on the south side are arranged in 4-plex clusters to recall the small-scale footprint of the single-family homes they are replacing. Street fronting entries are featured for all units facing Belle Isle Place, Glenaire Drive and Fullerton Avenue. A feature corner unit at the Belle Isle Place & Fullerton Avenue, marks the main entrance and functions as a visual gateway to the community. Substantial design elements like bay windows, brick cladding and bold roof overhangs are proposed at the corners to create a sense of permanence and visually ground the development.
A mix of strong, bold materials, including lap siding and brick highlight the undulating three-storey townhome style building form. Proposed oversized glazing will allow for an abundance of natural light, while large roof overhangs will provide the benefit of passive solar design during the colder months. Upper units have private roof decks designed to prevent overlook and maintain privacy.
This project responds the highly visible corner on Fullerton at Glenaire and Belle Isle, by providing an appropriately scaled urban edge to this main thoroughfare into the neighbourhood.
